Grahame Park Regeneration – Stage B review

Working with the London Borough of Barnet and Genesis Housing Association, Regenfirst undertook a review of the proposals for Stage B of the Grahame Park housing renewal scheme in Colindale, which proposes the demolition of a large portion of the 1960s estate and the reprovision of over 3000 mixed tenure homes. The high (and rising) costs of the substantial amount of infrastructure required, coupled with land assembly costs and relatively low psf values for private sale units, meant that the scheme had a daunting financial viability gap. Working with Mae architects, Regenfirst showed how a medium density scheme, with a traditional street pattern approach and the provision of houses rather than flats, could significantly enhance the scheme. This approach would also provide a unique selling point amongst most new London housing development, driving up the values of for sale properties. We also worked with Urban Delivery and Price Waterhouse Coopers to develop a new 30 year public sector investment strategy to show how the scheme could be delivered.
