Woodberry Down Regeneration

As part of a wider Regeneration Review for Genesis Housing Association, Regenfirst was asked to provide interim project management of their largest regeneration project, Woodberry Down, until their restructure was finalised and a new, permanent Project Manager in place. One of the largest regeneration schemes in Europe, Woodberry Down, in partnership with Hackney Council and the developers Berkeley Homes, will see the completion of over 5,500 new homes as well as community facilities, schools and business units over the next 20 years. The Regenfirst role was very much about re-establishing close working relationships with the Council, the developers and the local community organisations to ensure scheme delivery in line with the revised Woodberry Down Masterplan. Key elements were to ensure that Genesis’ position was protected during the renegotiation of the Principal Development Agreement (PDA) and that Genesis played an active role in the design of the new affordable homes going forward. The development work was coupled with a strong and extensive social regeneration programme to help provide new opportunities for residents.

The scheme has won and been shortlisted for many housing awards and a visit by the then Planning Minister, Nick Boles, recognised Woodberry Down as a “blueprint” for regeneration.
